Telaga Emas - Our Nemesis

It has been months when we heard the news that nearby to our beloved building, Vista Bay, there will be a new apartment coming up. The new soft launch was done a few days after Chinese New Year 2010 and this news hit us really bad although, we can't really do anything as we can't stop development from happening.

With this launch, it has proven that AirMas Group is actually creating issue for people living in Vista Bay especially the one who is going to face them everyday. From the information I got from the sales guy at AirMas, the building is actually parallel with Vista Bay building and also, its pretty near to each other with only 50 feet(this fact was given to me by salesman) of space between these 2 buildings. So near and yet, they were given approval to build in that allocated space..... pretty weird don't you think?

Anyhow, with the small place, they are planning to build a building which will be the home to 144 owners (at the very least) with the space smaller then the one we have in Vista Bay although each unit build up area is bigger compare to us (relative to Type A in Vista Bay). Basically, they have 3 types of parcel although they claim to have only 2 types which is Corner Unit and Standard Unit. Corner Unit will have a build up area of 1336 sqft while Standard Unit will have 1330 sqft which has 6 sqft space of difference. Another type of unit which I saw is the one which is at the corner but the shape of a triangle that is around 1250 sqft in size (You can see the layout in Diagram 2.... Unit 16).

Car parks will be basically placed inside the building itself as no car park will be allocated at the roofless area. In another word, all the car parks are allocated under the parcels. Ground floor as well as 1st floor of the building will be car parks and 2nd floor onwards till 10th floors will be parcels with each floors has 16 units/parcels and 2 lifts servicing all of them. Even with 2 lifts servicing 11 units in Vista Bay, I still don't think enough, imagine what you guys are going to face when you have 16 units on each floors.

(Below are my perspective/opinion on the new place)
Pros
1) Location is very strategic as it is built on the area at the heart of Butterworth.
2) Spacious ranging from 1250 sqft to 1336 sqft.
3) Price is quite reasonable with the starting price tag from RM195,000 till RM220,000
4) Maintenance fee is claimed to be around RM0.10 per sqft (same as Vista Bay)
5) Air-con compressor on the balcony has an allocated hidden area from public view.

Cons
1) Shared Toilet do not have any window.
2) 2nd room's window is facing air-well
3) Sea view apartment will be from 8th floor onwards where else the floors below would either no sea view or partial sea view only
4) Each unit will be allocated only one car park and if an owner would like to have extra car park, only on first come first serve basis.
5) 4th room is actually allocated at the outer part of the parcel which is at the drying yard
6) No rooftop court yard.
7) Another view of the building is facing another building (Vista Bay).
8) Not many car parks for cars parked outside of the fence.
9) The apartment is too near to Vista Bay (50 feet from building to building).
10) Too many units sharing 2 lifts.
11) For people who believe in Feng Shui, a home is divided into 9 areas (boxes/rectangles) and toilet is not allowed to be located inside box no 5(middle box) and this Telaga Emas design, well, the toilet is in the middle box.

This Telaga Emas is projected to finish in the year of 2013 which is another 3 years away and if any of you guys think this is a short period..... think again.

Buy a place like apartment is a very dangerous investment as we can see here. An apartment can be built beside you and then you notice that your view has been blocked. If anyone buy a place at Telaga Emas now and another 5 years time, another apartment build beside them which block their sea view, then i'm sure, the value of the place will plunge down like hell........ need to ponder

i dun like facing other building coz their windows might reflect sun ray to our windows or doors facing them and i canot stand the glare...

Michael, have you talk to commitee member about our roof top sheeting missing? what do the developer plan, are they going to soft this problem for us? It's really look urgly and spoil the image of vista bay building.

I just have this only one request to soft the roof top sheeting for us to stay the value of our belove vista bay condominium. I am sure everyone here living in vista bay don't want our unit price drop in the future right?

I was surprise when you ask this question as we don't really have any missing roof sheets but from your remaining statement, i understand that you are actually referring to the building design.

Actually all of us already acknowledge this issue many months back and you can find our answer inside the forum. So, hope you can register yourself in the forum.

their sales are terrible......not many units sold. if they continue to build, be prepare to face an empty box where no people is staying there...... so for future buyer, just get ready to stay with ghost......and if you guys don't know what i mean, just look at the back of the building..... its a direct path from the house of death at the back.... lol

Jokes aside. is there any units left in vistabay? and where i can see the unit layout. i looking for a place and want to survey the area. seems like these are the 2 apartments in that area. i saw from outside the vistabay apartment got huge balcony really shiok :)

Anyway, regarding how many units left, i can proudly say, only a few left and better make a haste to go and look as i see lately, there are many people coming to take a look already.
For this reason, i think you can always come to our apartment office to get more information as they have all the information you need.

if Vista Bay' guard house consider as Left side, facing to Developer office as Front and etc

The Telaga Emas will be at Vista Bay' Rear Side? or Right Side?

If you are standing in front facing the Vista Bay developer's office like what you said, you will see the building (Telaga Emas) is on the right of Vista Bay Apartment and its from front to the back parallel with Vista Bay building as drawn below:

No concern on this matter. We all know we can't stop development from taking place. If we all think about then, then how can Telaga Emas sell the side facing the Vista Bay then right?

but just hope that when the developer make money please consider win-win situation for the existing residents and their buyer perhaps avoid the window facing to each other or etc

strange part is, why the local council approve this project as well as it is very near within each other.

Ya one thing Micheal, y our management office has recently changed to Cendana Realty's office which they use for their office work and sales office unit??? Kindly pls make sure that all those unconcerned ppl is not around the building or v can charge them rental for using our building's office?? who are the exact management personnel??? pls state clearly so that the owners are not confused.

Hi Anonymous,

Understand your concern on this that the office is being use by other people but I can assure you that all those people are very important to us, like you (owner) and me. They are there for a reason and by that, I can say that they are contributor to our community, one way or another.

Most of the people you might see there are all very experience people on building management and with their presence, at least might be able to answer to all your doubts that might arise during your stay there.

Also, the management has hired a lady who has work with the developer before this. If you are the owner, i think you would definitely know her. She was there in every transaction you have made when purchasing this place.

if 2013 telaga emas completed then dahlia park also completed will block the sea view. when i look for the unit on march all the good unit was sold out only leave all rubbish unit below 7 floor unable visualized sea view 1 and facing vistabay, they keep the good unit for sale later when completed, so better buy dahlia park

Hi Ashley,

As i have mentioned to you during our phone conversation, this 50feet by no means has different value to different people. Many of us thinks it's very near and we are not that comfortable since when we first bought this place, we did not know there will a building so near from us. If we would know, at least we have an option not to buy it but to those who is ok with the view of another building, then at least they might have a decision to buy it or not in the first place.
