Shops Along Jalan Telaga Air

12th April 2009
Today being a good weather day, i took this opportunity to go out on a shooting spree, i mean photography shooting spree.
Since i'm dedicated to bring you guys anything concerning our very own Condominium, Vista Bay, so, i've decided to have the shops in Jalan Telaga Air as my 'shooting' target. If you could remember a while back, i wrote in to say that Vista Bay's location is very strategic (refer to Benefits Of Getting A Unit post), so, this post will tell you why.

Do bear in mind that only pictures of the shops along Jalan Telaga Air are taken and this is NOT including Kampung Benggali, Jalan Siram, Jalan Raja Uda (will take years to finish if i plan to do the same), Jalan Bagan Luar and also Bagan Ajam.

Anyway, pictures are taken according to sequence so that you guys won't have visualisation issue. The google map below present more clear picture on how the sequence is being arranged. For your information, the distance between one traffic light to another one, which Vista Bay is in the middle, is just about 1000 meters only. By the way, forgot to tell you guys, all these pics taken at around 10.30am and thus, some of the shop may not yet open for business. So, close doors does not mean the shop go bust already....kekeke. Hopefully v'll get the OC soon. To me ,i still feel that the design of the rooftop is really unacceptable n totally out from wat i expected. Last week i have actually visited the actual building n i actually found out that the electrical switches that the developer install are actually different with those he 1st promised. Really sad to see this!!

I would agree with you that the rooftop design is not really eye catching but then again, its being made like this for a reason. Its to avoid heavy wind with heavy wind force to lift the whole thing up when it come passing by. Since its so high up, chances of it being hit by heavy wind is very high and therefore, this kinda of design will help reduce the chances of it been flown away.
If you notice when you come across a banner, a big banner by the road side, you can see a lot of holes in it. This is to avoid it being gush away by wind and same concept applies here.

for electrical switches.....what did he promised you? I was not aware of this also.......

i can still rmb the developer saying that the switch are supposed to be another type that's shown in the sales office, not the current one which is installed. It's still being displayed there. U can have a look in the sales office. Another thing is I think the developer should have told us that the rooftop design will be vy much different with the one in the flyer in the vy 1st place as one of the reason i bought the place is simply bcoz of the modern n stylish design of the rooftop garden in the flyer n the show model. Yet it turns out to be so..... haih!!

i see.......but luckily for me, he did not mention that to me.....or else.........

Anyway, for me i think, the design of the roof was change doe to some events happened last year which show them the forces of nature around that place. I was told that some roofs of the houses/flat that was suppose not detachable was actually flown off when the wind came gushing in. I think that makes them change their mind a bit on the design.

Anyway, i think rooftop wont be able to change before handling us the key as they cannot modified anything til the OC is being given else, they will fail the OC. So i guess, beautification process will only start after the OC. This is as far as i know.

I just wonder..why the beautification process must start after the OC? You can see that now all the appartment or flat near Penang Island already do plantation job before get OC.

Secondly,deisgn of the rooftop? Kindly to be advsied you that when you dirve car from perai to penang, and pass by the penang bridge you can notice a grey condo with the blue colour roof top opposite you. That Condo is more higher than us and the colour and the deisgn of the rooftop also looks nice. For better eye catching,may be the developer can refer to their ideal, built this kind of roof top,roof top size no need to big( similar with them that i mention is good already.)

So sorry to tell you that it really make me feel very disappointed and unacceptable.

I do understand your frustration and dissapointment but who does not have, right. We want to have the best place for our family but somehow , our dream purchase does not turn out the way it should be.

But look at the bright side, at least its kinda cheap for its size as well as the strategic location.

Anyway, about your question regarding the beautification process, well, just put it this way, we need to follow government procedure.

About the rooftop design.... not much comment on this except I'm waiting for the beautification project of the rooftop to start...kekeke.

the bbq pit is not yet build as it falls under the process of beautification. About how it would look like once done, I would like to know that myself......kekekeke

Michael, i have same comment with the first anonymous, the reason i bought the place is simply bcoz of the modern and stylish design of the rooftop garden which show in the flyer and which developer explain to us. The developer say it would be a moderning garden on the rooftop to provide us for relaxing and leisure place. The developer still say that it will be complete with stone walking road for healthy morning walk. Beautiful chair will fixing there for sitting. And BBQ area will be there also.

We really disappointed with the rooftop which provide now.

Your explanation say that the beautification work only can do after oc pass. Actually this work should be done by developer because this is one of the facilities that they promise before.

I will find the way to form up the committee to issue the case to Consumer Dept. May be the developer want to reduce cost and finally cancel the beautification work at rooftop garden.

What is "Rooftop Courtyard" as stated in the flyer? What meaning is Rooftop Courtyard. If they cannot provide that why they would say that to customer?

For me, their explanation till now is that the beautification process will be carried out after the OC as it was not in the design spec, on their side that is. I'm not sure why they do so but i bet they surely have reasons to it. Might wan to save initial drawing or OC cost perhaps.......its possible. I'm not sure.
Like u said, if this is not being done as promise, we will definately take action coz , like you, i want something that has been promised.

The rooftop would be acceptable if it is the same design as in the flyer/ vistabay website. The real one is not nice. And today is mid of April, I hope we really can get the house keys within this month as what have been stated in the developer's website. And I wonder when we will get the OC after they hand over the keys.

I was told that OC will be issued to us, if there is no problem, within a month after VP and max 3 months and if still unable to issue to us after that, the developer will get the panalty. Not sure this is true or not.

Micheal,is the piping on the roof top gonna be concealed? It's vy obvious, awful n blocking the passages to one corner to another. I dun think the roof can manage to give us sufficient shelter on sunny n rainy days. the place might be over crowded oso if chairs were to be placed later. I think the rooftop garden is the biggest failure of the whole project. Everyone is complaining about it, and i think the developer should give us proper explanation.Don't u think so?? U r not supposed to be de one answering for him. N i'll agree with some of the buyers to file complaints to the consumer or any other relevant department.

Whether it will be concealed fully or partially i'm not quite sure but one thing i'm sure is that there would be a walkway for us to cross over from one side to another side. If you notice carefully, the pipings are actually blocking our way from one side to another side but once the walkway is built, then i think this should not be an issue anymore. Actually, that was my 1st question to him when i saw the pipes. About the rooftop being crowded and all, this one is very generic as we can't control how big is the group that will be up there but one thing for sure, the place to sit will be located at strategic area and some might be built into the wall, thus saving some space.
Actually, from my point of view that is, the so called biggest failure on the rooftop part, is partially because it was not yet fully ready when we went up there to take a peek. Trust me when i said i was surprise and dissapointed too when i saw it but with the explanation given by the developer, i was calm a little bit and now, i'm just waiting for the beautification process to finish.
About filing a complaint and all, no need for us to be hasty just yet coz we are going to meet the developer soon, and just try to hear them out but if it still the same, then as planned, we can then take our action from out side.
Bear in mind one thing, i'm actually on your side and not on the developer side. I want this thing to be solved as well but rather then hating them for it, i just try to understand them instead. We still have time to get even, so for now, we just wait for the next best thing, the handing over of VP...kekeke.

By the way, about which type i bought and which level......kekeke.......let us meet up and we talk about it.......

Bottom line is, i always inform the developer about your unhappiness and i can bet, they sure know about all these but then again, they said that their plan has not been completed yet.........eventhought the contruction was said to be finished. So, let us wait and see.........kekeke

I agree with you. Lets us hear the explanation from the developer first before take any further action. End of the day, we just want to have a peace and harmony resident environment.

Michael,Last night i visit to Vista Bay,whole building looks very dark, i think the developer should turn on more lighthing. Can you advised with the developer ??

I can tell them this request but but before i do that, i will need to know how the pay for the guard 1st as there are 2 guards round the clock right now. If they said its from their own money, then surely i know why they don't turn it on the the 1st place......kekekeke

Hi Steve,

I just got back from the developer office and about your request, well, in order for us to save electricity, we are advice not to switch on any ligths when no one is around at the place. Even when there are residents residing in Vista Bay later, not all lights will be powered on during off peak hour at night. This is to save the power consumption in order to reduce our burden as well since we are going to pay for it also.

All you guy are a bunch of funny people, complaining so much - according to the developer's website - it is still not handed over to us yet (NO VP) and we have been complaining and don't even mention about OC. Wanting to go up to see and all these. Why don't we wait for VP and OC and see then.

I'm sorry but may i know the reason why this blog is not suitable for public viewing? My aim of having this blog is not to bring the property price down(which i don't this its that easy) or trying to humilate the place.
I'm just trying to bring the community of this Vista Bay closer and for hopeful buyers to get some knowledge and inside into the place.
There are a lot of blogs and forums set up for these kinda causes and i think it bring more good then harm.
I really open up to option but if you can give me a good and valid reason to do so, i might consider as well.

My point of view is some comments which I personnally think are too harsh. And the side effect was, its created worries to the residents. Remember, most of us want to stay in a neighbourhood which is harmony and happy.

To me, I am happy the price I pay for the unit, the blog you set up to update all the buyers. However, if we are taking too much, could that make every one not happy? Which is the case now.

Therefore, lets us calm down and think on the big picture. I always believe give and take it will end up a happy relationship.

Understand your concern. I do consider all this effects when i published the comments and i can tell you that i did reject many comments which were considered very harsh which sometime i think whether this person who commented was actually an owner or just to stir things up.
Anyway, i was thinking that if the owners or potential owners do not have a place to put their questions or comment, more assumption will be made and thus, might make more issues then it suppose to be when they go and vent it some where else like other forums or blogs. If that is the case, why not we just gather all of them here and try to answer their questions and doubts as much as possible to so that not much speculations or assumptions could be made that might jepeordise all this work.

Anyhow, this blog will be just a temporary version as we might be coming out with a new intranet web based system that would only be accessed by the owner later on. Although i will still keep this blog going but most of the internal topics will stay internally only.

On the other side, we also understand some buyers felt frustration is mainly due to the speed of completing this building.

Although we can really think about this suggestion but doing so right now would not be feasible as we are now waiting for OC and if any changes were to made to it now would only delay the process of getting it. I believe most of us can't really wait for it anymore....ke ke ke.

We are very appreciate on your effort to create this blog. It is a very good idea. Every owner n potential buyer may put on their idea or suggestion or comment here. For the comment which is reasonable, we may look into the problem n get improvement or settle it. For the comment which is not reasonable, we just ignore. Nothing wrong with all.

So, please continue your this blog until the VP & OC pass it still reasonbale. As u say, may be after that u may create another blog for only the owner can access.

Nothing wrong for comment & suggestion. Since everyone discuss about rooftop courtyard design, then if the developer may complete as the flyer show, it surely will solve the problem.

Michael, just do your right, it is nothing wrong. The housing price will not going down due to your blog also. The owner n the potential buyer can value the market price. Sure, they are not stupid guy.

We Vista Bay located in golden place, with huge sq ft, with reasonable price, what should we worry about.

As I konw....after clear all 18 items,
developer will issue VP for purchaser.
Then within 2 weeks developer must obtain OC for purchaser.

Hi LM,

18 items need to be cleared are actually to obtain the OC. So by the time it reaches 17, VP should be ready. If we don't have any complaint on our unit, then after min 2 weeks, OC will be given out but normally it would take 1 month.
